Why questions matter more than promises
Basement odor removal is not a licensed trade in the way plumbing or electrical work is, and anyone can offer it. Some providers are careful investigators who measure moisture and refuse to treat until the cause is fixed. Others apply a product and move on. The questions you ask, and how the answers sound, are the best way to tell the difference.
Good providers welcome these questions. They will talk about moisture before they talk about treatment, tell you when a plumber or mold remediation is needed first, and put the scope in writing. Be cautious of anyone who names a treatment before seeing the space, or who insists the smell will be gone permanently no matter the cause.
About the inspection
- Will you inspect the basement and crawl space before quoting?
- Do you measure humidity and moisture in materials? With what?
- Will you enter the crawl space, or only look from the hatch?
- Will you check floor drains, the cleanout and the sump for sewer odor?
- If you find mold or an active leak, what will you recommend?
- Do technicians hold IICRC certification or other training in odor control or water damage? Can I see it?
About the work and the paperwork
- What exactly will be treated, removed or cleaned? Please list it in writing.
- What products or equipment will be used, and are there safety data sheets?
- Do people need to leave, and for how long? What about gas appliances?
- What are you not addressing, and who should handle that part?
- How will we both judge whether the treatment worked?
- What is your policy if the smell returns, and what conditions apply?
- Do you carry liability insurance, and can you provide a certificate?
